Management Objectives

Financial forecasting, accounting, record keeping, and the day to day maintenance activities are only part of PCM's services. The value of your property is not just the value of the physical structure but the value of the community life within the complex. Management is more than buildings, grounds, equipment and assets, it is the people and the value of community life. Assisting the owner's to create a community is our goal.

Daily Operations

Business Hours

Regular hours are from 7:00 A.M. to 6:00 P.M. Monday through Friday. E-mail, Fax service, and a emergency voice paging system are available 24 hours.

Maintenance, Repairs and Services

The manager will assit the Board in developing appropriate standards of maintenance consistent with the character and location of the Condominiums.

Subject to the direction of the Board of Directors, PCM will supervise the maintenance and repairs of the common landscaped areas, walkways, and driveways of the Condominiums.

Bids for services (normally three) will be collected using the appropriate standards of maintenance.

Routine inspections to evaluate the overall condition of the complex and the performance of service companies will be made and reported to the Board of Directors.

Visual inspection checklists and project manager software is used to develop an association plan. Reports are created for your association not the typical association.

Financial Services and Planning

Financial reports are created for your complex to be used as management tools. Modern technology and the historical data will produce acturate funds forecasting.

Avoid surprises and special assessments with an comprehensive operating and reserve budget.

Special reports will be prepared when requested by the Board of Directors.

Communication

The world is becoming smaller increasing the human pace. We identify different owners needs based on the owners schedule and the preferred method of communication (Voice, US mail, Fax, E-mail, etc).

Effective notices, newsletters, new Board Member information, and welcome new owner letter are all part of effective communications.

Board of Directors, Special, and Annual Meetings

Management attendance, distribution of minutes, reports, meeting agenda, proxies, and ballots are all part of our management services.

Preparation of the meeting room, sign-in sheets, and introductions of new owners are all part of our commitment to assist the Board of Directors in conducting meaningful and informative meetings.
